Notarial deeds compiled by the Observatoire de l'Habitat place most towns in the canton of Esch between 6,500 and 7,300 €/m² for existing apartments. The national average stands at 7,704 €/m², and Luxembourg City at around 10,028 €/m². For its part, immotop.lu recorded an average asking price of 7,018 €/m² for the canton of Esch in March 2026. Methodologies differ, but the orders of magnitude align: the south trades at roughly 30% below the capital.

Keep one rule of caution in mind: these are averages at a given date. Every property deviates from them depending on its condition, floor, outdoor space, parking and energy class. An average never replaces an individual valuation.
