The figures below come from the Observatoire de l'Habitat of the Ministry of Housing, published on 24 September 2026. They cover 1 July 2025 to 30 June 2026 and the whole commune of Pétange, meaning Pétange, Rodange and Lamadelaine. One decisive point: each line states whether it is a sold price (notarial deed) or an asking price (listing, before negotiation). They are not the same figures, and mixing them is the most common mistake.

Two readings follow. First, Pétange sits 14% below the national average for existing flats (7,712 €/m²): it is one of the country's entry points for a first purchase. Second, not a single new flat was sold off-plan in the commune in 12 months. Pétange is today a market for existing homes, which shapes how each property should be valued.

Why a house is worth less per m² than a flat

In Pétange a house is listed at 5,016 €/m² and a flat at 6,926 €/m², 28% less for the house. That is not an anomaly, it is the rule across the whole southern basin, and it has 3 causes.

Size. The average house on the market is 171 m², the average flat 80 m². A buyer does not pay for the 150th m² what they pay for the 50th: the price per m² falls as size rises.

Age and construction type. The housing stock of Pétange, Rodange and Lamadelaine includes many terraced and former workers' houses, built before today's thermal standards. An energy class F or G is paid for in the price.

The plot, which sells separately. In a house, part of the price pays for the land. Spread over the living area, that land "dilutes" the price per m². A 140 m² house on 3 ares and the same house on 8 ares do not have the same price, yet the same price per m² would put them level.

Practical consequence: applying a flat's price per m² to a house overvalues it by about a third. It is the first trap I meet in valuations done at the kitchen table, and it costs months on the market without a single viewing.

Valuing a house in Pétange: what a professional looks at

For flats, the Ministry of Housing provides an official simulator based on notarial deeds. It gives an honest order of magnitude. For houses, it does not exist: the Land Registry does not hold the data needed. A house is therefore valued one by one, on site. Here are the 5 points that make the difference.

  1. The type of house. Terraced, semi-detached or detached: for the same size, the price gap between a terraced and a detached house often exceeds the gap between 2 neighbourhoods.
  2. The plot and its real use. A flat, south-facing, accessible garden is worth more than a slope at the back. A garage or parking space changes the target buyer.
  3. Technical condition. Roof, windows, electrics, boiler: the 4 items buyers and their bank look at first, because they run into tens of thousands of euros.
  4. Energy class. The energy passport is compulsory for a sale. Between class D and class G, the price difference is counted as a percentage of the total, not in token euros.
  5. The price comparable properties actually sold for. Not the price listed on the portals: the sold price. It is the information the seller does not have, and it is precisely what sets the value.

Pétange, Rodange, Lamadelaine: what changes from one locality to the next

The Observatoire de l'Habitat does not publish figures by locality, only by commune. The "village" prices found online are averages of listings from a single portal, over a few dozen properties, houses and flats mixed. I do not repeat them here. What can be said with certainty comes from the structure of the 3 localities.

Pétange holds the administrative centre, the shops, the railway station and most of the commune's apartment buildings. It is where the market is most liquid, with the largest number of sales.

Rodange is the border locality: France (Longwy) and Belgium (Athus) are minutes away. Its station serves Luxembourg City. It attracts cross-border commuters and workers looking for the lowest entry price to stay in Luxembourg.

Lamadelaine is the most residential of the 3, with a higher share of houses, fewer apartment blocks and a quieter setting. The market is narrower: fewer properties, so prices are more sensitive to each sale.

In a valuation, the locality matters, but it comes after the street, the property type and its condition. 2 houses in the same village can differ by 100,000 € for reasons that have nothing to do with the village.

Garage, cellar, parking: 11% of a flat's price

The Observatoire also calculates a "refined price": the price per m² once the estimated value of the garage, cellar and outdoor space is removed. In Pétange, this takes you from 6,606 €/m² to 5,889 €/m². Annexes therefore represent about 11% of the sold price.

This figure has 2 uses. For a seller, it is a reminder that an indoor garage is valued separately and should not be "drowned" in a price per m². For a buyer, it forces a comparison at equal annexes: an 80 m² with a garage and an 80 m² without are not at the same price, even in the same building.

Are prices still falling in Pétange?

No. The correction has happened, and the market has been on a plateau for 2 years.

The sold price fell 13.5% between the 2022 peak and today. The low point is 2025, and the last 12 months show a slight rebound. Above all, volume is back: 142 sales against 84 in 2023. Houses followed the same curve on asking prices, down 11% since 2022. For a seller, this means waiting "for prices to recover" is no longer a strategy: the market is there, at its price.
